Fair housing
Coldwell Banker Properties follows the federal Fair Housing Act and state and local fair housing laws.
Last updated [DATE]
Coldwell Banker Properties provides equal housing opportunity. We follow the federal Fair Housing Act and applicable state and local fair housing laws in every part of our work. This includes advertising, tours, applications, screening, leasing, sales, property management and service to tenants and owners.
Protected classes
Federal law prohibits housing discrimination because of race, color, national origin, religion, sex, familial status or disability. Sex protections include sexual orientation and gender identity.
State and local laws may protect more characteristics. Depending on the location, these may include lawful source of income, sexual orientation, gender identity or expression, age, marital status, military or veteran status, and certain criminal-history information. This is not a complete list, and not every state uses the same protected classes. We follow the law that applies to each home and transaction.
Our screening practices
- We use the same written rental criteria for every applicant for the same home.
- We provide the criteria before screening.
- We consider lawful sources of income, including housing vouchers and other rental assistance.
- We do not ask about criminal history until after a conditional offer.
- If criminal history may affect a decision, we make an individual assessment. We consider the nature, seriousness and age of the conduct, evidence of rehabilitation, relevant circumstances and the law that applies.
- We give applicants a way to correct inaccurate information and provide relevant context.
- We describe homes and their features. We do not state or imply a preference for a type of person or family.
Reasonable accommodations and modifications
A person with a disability may ask for a reasonable accommodation. This is a change to a rule, policy, practice, communication method or service that may be needed for equal use and enjoyment of a home or our services. A person may also ask for a reasonable modification, which is a physical change to a home or common area.
You may ask at any time, including before a tour, while applying, during a tenancy or when using this site. Use the contact page with the accommodation topic. You do not need to use special legal words. Tell us what change you need and how it relates to the disability. We may ask only for information allowed by law when the disability or need is not apparent. We will take part in a prompt, good-faith discussion.
Assistance animals
Assistance animals are not pets. This includes service animals and other animals that provide disability-related assistance or emotional support when protected by law. We do not charge pet rent, a pet deposit or a pet fee for an approved assistance animal. A person remains responsible for damage caused by an animal to the extent allowed by law.
Raise a concern
If you believe you were treated unfairly, or if you need help with an accommodation, use our contact page or email [email protected]. Include the property, date and a short description of what happened. We will review the concern and respond without retaliation.
